Terms and Conditions

Key rules and responsibilities include:

• Keeping your unit clean and well maintained at all times.
• Respecting your neighbors by keeping noise levels to a minimum.
• Following all building regulations and guidelines set forth by the condo association, by not raising or building any heavy structures or rooms on top of what was build and given to us. Do note that your house is one way or another linked to our neighbors house, and any structural damage will cause unnecessary issues to your neighbors and tenant as well.
• Notifying management of any maintenance issues or concerns in a timely manner.
• Adhering to all parking regulations and ensuring that your guests do the same. Don’t park in front of other tenants houses without prior permission from the tenants. Instruct your family and friends to do the same as well.
• If you are fixing anything in the house, then please make sure that the people doing the work stay only in the house where they do the construction work. Ask them not to shout or go to other tenants houses after drinking. Tell them to drink within limits. Ask them not to use the pool. Ask them not to jump into the pool after drinking since there is a possibility of them dying inside the pool or getting injured, for which I don’t want our community to be at stake.
• ⁠All tenants do note that any construction or repair work should be done only from morning 6 AM to evening 6 PM only, and make sure this is communicated to the laborers as well.
• ⁠Waste Management: We have separate bins for plastics, food waste, and glass. Please dispose of trash accordingly and avoid leaving waste in common areas.
• ⁠Vehicle Horn Usage: To maintain a peaceful environment, please refrain from using vehicle horns within the property.
• ⁠Do note that our security guard can’t make sure that if our community’s main gate is closed or opened at all times, so any tenants entering or leaving the community before 6 AM and after 10 PM, please make sure the door is closed.
• ⁠No pool usage allowed for tourists who rent the place for 1-3 days. The pool is only for permanent owner usage or for tenants who rent the house for 1 month or more. The money for the maintenance of the pool and also the pump comes from the maintenance fee. Hope this is clear.
• ⁠Also, when a topic is discussed in the group, please just stick to the topic in discussion and refrain from going out of the topic.

It is important to remember that as a tenant, you are representing the Maple Retreat Riverside Villas community, and your actions reflect on all residents.
